What is brick pointing, and does my wall need it?

Brick pointing, also called repointing, means clearing the worn mortar out of brick joints and packing them with fresh repointing mortar. On a Berkeley house it's one of the most effective ways to keep moisture from getting into a brick wall.

Most people call us because the joints look sandy or have backed away from the brick, while the bricks themselves are usually fine, because the mortar is the part that's meant to wear. What moves the price is how much wall needs doing, how deep the joints have gone, how easy the wall is to reach and whether any bricks need replacing along the way. The schedule mostly turns on the size of the job and on settling any permit question before we start. Your estimate spells out what we'll do and why, so you're not guessing.

How can you tell your brick joints are wearing out?

  • Joints sitting behind the brick

The mortar has backed away from the brick face and left a little ledge in each joint. That ledge holds water against the wall, and the longer it sits the deeper the wear goes, so more mortar has to come out later.

  • Sand on the brick below

You rub a joint and it turns to sand, or you find grit piled on the bricks underneath. The mortar has quit holding anything together, and waiting lets holes open up that water runs straight into.

  • Hairline cracks around bricks

Thin cracks run along the edge where brick meets mortar, sometimes all the way around one brick. The bond has let go there, and if it's left, loose bricks come next and resetting them is a bigger job than pointing.

How we do brick pointing on your house

I start by finding which joints are actually failing, because a wall often needs only part of it done. Getting the old mortar out is where walls get hurt, so on older brick we work slowly with hand chisels, since a saw on thin joints tends to chip the brick edges. The National Park Service's guidance for historic masonry says the same about saws, so it's a fair question to ask anyone pricing your job. Once the joints are cleared back to sound mortar, we clean them out, mix a mortar to suit your brick, pack it in and tool it to the old joint shape, then clean the face of the wall. We don't smear a thin coat over worn joints, because that same guidance says surface grouting can't stand in for real repointing on historic brick.

Worn joints are sometimes the first sign of a bigger problem. If cracks step up the wall from the ground or the base of the house looks out of line, that's a foundation repair question before it's a pointing one. Chimneys take more weather than any wall on the house, so when the joints up top are gone we often find loose brick or a cracked cap that falls under chimney repair.

  • Spot repointing

This suits a wall that's mostly sound with worn patches, often under a downspout or near the ground where it stays wet. We open only the joints that need it and blend the new mortar so it sits right next to the old.

  • A full wall or a full side

When the wear runs across the whole face, doing it in one go keeps the color and joint shape even. It suits houses where patching would leave a wall that looks like a quilt.

  • Chimneys and parapets

Chimney tops and parapets, the short walls that stick up above a roofline, wear first because they're exposed on every side. Working up there takes ladders or scaffolding, so it makes sense to do every bad joint while we're set up.

What happens after you call us about brick pointing?

Here's how a pointing job runs from your side, from the first call to the walk around the finished wall.

  1. Call or send the form

Call (510) 345-1156 or fill in the form, and we'll get back to you to set up a visit. Tell us roughly how old the house is and which walls worry you.

  2. I come out and look

I check how deep the wear goes and what the old mortar is like, up close and not from the sidewalk. Your estimate says what we'll do and why, so you know the cost before any work starts.

  3. Settle permits, then point

We go over any permit questions with you first and handle the paperwork if your job needs it. Then we clear the joints, repoint and clean up as we go.

  4. Walk the wall together

When it's done, we walk the wall with you so you can see every joint we touched. That's the time to point at anything you want a second look at.

Why Berkeley homeowners call Ironstone for brick pointing

  • Same person estimates and works

I come out to look at your wall myself, and I work alongside our crew when we do the job. The person who promised you a careful job is the one holding the chisel.

  • Careful repair since 2021

We've been in business since 2021, and careful repair on older brick and stone is what we're known for. The Brick Industry Association says repointing should go to people experienced at it, since even an excellent mason may not qualify, so ask any crew to show you their repointing work, ours included.

  • Licensed in California, fully insured

We're licensed and fully insured. California's exemption for unlicensed work stops at $1,000 and only covers jobs that need no permit where the worker employs no one, so anyone taking on more than that, or bringing helpers, needs a license.

If your joints are going sandy, send us the form or call (510) 345-1156 and I'll come take a look.

Brick pointing, permits and older brick in Berkeley

The City of Berkeley says all construction work and most repairs need a building permit unless they're specifically exempted, and permits come through its Permit Service Center. A zoning permit may be needed even when a building permit isn't, so nobody should tell you a pointing job here needs nothing without checking. We talk through the permit side with you before work starts, and when your job needs one we handle the paperwork with the city's permit office. Separately, the city runs a mandatory seismic retrofit program for unreinforced masonry buildings, which is its own rule apart from anything on this page.

We're based in Berkeley and work across the East Bay cities around it, and a lot of what we point is older brick with soft original mortar on chimneys, garden walls and foundations. We see the same kind of brick on jobs in Oakland and Albany, and it gets the same slow hand work.

Questions about brick pointing in Berkeley

How do I know if my brick needs repointing?

It's time when the mortar has worn back more than a quarter inch from the brick face, crumbles, has holes or shows hairline cracks. Cracks running between the brick and the mortar are another sign, so it's worth walking your walls and noting where you see them before you call.

Is a stronger mortar better for my brick wall?

No. The new mortar should be equal to or softer than the original, because a harder mix can make the brick face spall, or break away. The Brick Industry Association says Type O mortar is often used for repointing older brickwork and Type N may suit newer brick. Mortar is supposed to be the part that gives, and hard mortar never got the memo.

How long does new mortar last on a brick house?

Mortar lasts roughly 25 to 50 years, while the brick itself lasts about 100 years or more. That gap is why a sound brick wall still needs its joints redone over time, and why the mortar should wear out before the brick does.

Do I need a permit for brick pointing in Berkeley?

It can need one, because the city requires a building permit for most repairs unless the work is specifically exempted, and a zoning permit can apply even without a building permit. We check your job with you before work starts and handle the paperwork when it needs one.

How much does brick pointing cost in Berkeley?

It depends on how much wall needs doing, how deep the joints have worn and how hard the wall is to reach, so I'd rather see it than guess. Older brick cleared by hand takes longer than a newer wall, a chimney means ladders or scaffolding, and replacing broken bricks adds to it. Spot repointing usually costs less than a full side, and your free estimate lays out the work and the price.

What causes white powder on brick after repointing?

That's usually efflorescence, salts that can show up in the first few months after repointing and usually disappear with normal weathering. If it stays, the safest way to remove it is dry brushing with a stiff bristle brush followed by wet brushing.

  • If worn joints sit low on the house or cracks climb from the ground up, the problem may start below the brick, which is a foundation job.

  • Chimneys weather harder than any wall on the house, so loose brick, a cracked cap or a leaning stack often needs more than new mortar.
